This house sits on a 3/4-acre lot surrounded by pine trees and is adjacent to a 1.5-acre lot that is by default a nature preserve, because the City of Madison prohibits building permits on it.  The original property was approx. 2.25 acres owned by a family who built the present house in 1946.  In the 2010s the property was split.

A speculator who bought the 1.5-acre property intended to build and sell a new home to turn a handsome profit.  Originally, a natural pond invited ice skating in winter and a watering/mating refuge for ducks and other wild animals in spring, summer, and fall.  Unfortunately, the speculator installed a pump to empty the natural pond and used land fill, not natural soil, to inflate the remaining property to sidewalk level, rendering the entire ground unstable.  

Several lawsuits by unsuspecting buyers ensued and to this day the city prohibits any building permits, even to a real estate company that proposed building a condo complex on it.  It is expected that eventually the city will annex this property and leave it as is.  As the for-sale sign remains in its sixth year, the property is still maintained in the spring, summer, fall, and winter by the original owner who split the property.

Meanwhile, the original house and property, which is now for sale, underwent massive restoration projects (inside and outside) in the 5 years I've owned it, all of this after the original assessed value was determined.  Which explains why the assessed value is lower than the asking price.  I went all in money wise because I planned to live in this home forever, a poem in a world of its own, as my friends and visitors have described it.  Every window in this house frames a view of private wilderness, different gardens, beautiful boulder landscaping, or a permanent nature preserve.
