This home and property are more than just a house.  It sits on a 3/4-acre lot surrounded by pine trees and evergreens and is adjacent to a 1.5-acre permanent

nature preserve.  The City of Madison prohibits building permits for this 1.5-acre lot because of ground instability caused by a former buyer who wanted to turn a quick buck. 

The original property was approx. 2.25 acres owned by a well-to-do family who built the present house in 1946.  Around the year 2010 the property was split into a 3/4-acre lot and a 1.5-acre lot. 

The speculator bought the 1.5-acre property with the intention of building a new home, selling it, and turning a handsome profit.  This property had a natural pond that

invited ice skating in winter and a watering/mating refuge for ducks and other wild woods critters in spring, summer, and fall.  Unfortunately, the speculator installed a

pump to empty the natural pond and used land fill, not natural soil, to inflate the ground to sidewalk level.  It was a bad idea.

Several lawsuits by unsuspecting buyers of the 1.5- acre lot ensued and from that time on the city has prohibited any home-building permits, including a real estate

company that proposed a condominium complex.  It is expected that the city will eventually annex this property and leave it as is in its natural state.

Meanwhile, the original house, which is now for sale, underwent massive restoration projects (inside and outside) in the 5 years I've owned it since 2016.  The upgrades

and renovations occurred only after the original assessed value was determined, which explains why the assessed value is much lower than the asking price.  I have

documentation of all upgrades, restoration, landscaping, flooring, and new fixtures completed since I've owned this home.

In short, I planned to stay in this home forever.   My friends and visitors describe it as a world unto its own. Every window in this house frames a view of private 

wildernesses, variegated gardens, and stunning boulder landscaping.  Five picture windows in the living room reflect a panoramic view of a nature preserve. 

Then why, you may ask, am I selling this paradise?  I'm 70 years old and can no longer manage this huge property.  I've terrible environmental allergies and cannot stay outside for any length of time.  Last, I can no longer tolerate the long winters and must move to a warm, dry state like Arizona.
