1814 County Road E Blue Mounds WI 53572 - Absolutely beautiful 25 acres just south of Mt Horeb. This land has outstanding natural character, including a trout stream, farm pond to swim or fish, acres of pasture and meadow for horses, prairie establishment or vegetable farming. You will find quiet and serenity and plenty of wildlife. 25 min drive to Madison with Mt Horeb schools and close to many area parks and recreation. The land is primarily lowlands with narrow fields and some wetlands. The fields have not had any chemicals applied in at least 20 years. We worked with the county in 2008 to have the stream restored to encourage trout habitat and stabilize the shoreline. For this significant investment, they have an easement for fisherman to be able to walk the stream's edge, this is rarely done as the fishing is better further downstream where it becomes a class A trout stream. The stream is beautiful and runs the length of this long property. The other side of the stream is the neighbors' property however they never seem to use it as they live up and over the hill. You have views of their hills and some small bluffs along the stream.
The pond we dug when we built the driveway, it was around 15’ deep in the center. Winter ice skating!
The driveway leads to the building pad. It only needs a coat of gravel. There is a working well with pump and electricity. We had built a natural home at one point the house had an unusual shape. 4’ deep trenches were dug and stones and gravel added. The center area of the house had 3’ of gravel added on top of foam boards. If you built on top of this area it would be well-drained and stable from frost. It faces south and a tad east. Ideal for solar gain. The setbacks from the wetland, road, stream will likely need to be delineated in order to build there.
County Rd E is a sleepy quiet curvy road winding through the valley just used by those who live on it. The land is a nice safe adventurous place to raise kids and or retire on. Full of wildlife four legged’s and the winged ones. It’s a peaceful special piece of land.
